The balcony restoration project will commence on November 14th for the EAST ELEVATION of the building .
Apartments 06, 07, 08, 09 and 10 will be required to remove all items from their balconies during this work.
• If you require assistance removing items from your balcony, please contact the management office for assistance.
• All balconies on the east elevation will be shut down during this work.
• Any residents who want to have their doors opened 4" will be able to do so by signing a waiver in the office.
• The waiver signed for the OB-line bachelor suites last year will still be valid for the door restrictor placement.
Work will continue until the week of December 19th. The project will re-start the week of January 4th. Work will continue until the week of May 15th. Balconies
will re-open for the summer.

By law, the landlord must pay you interest on your last month’s rent (LMR) deposit every year. The amount of interest is determined on a yearly basis in accordance with the Consumer Price Index for Ontario. For 2020 the Government has calculated the interest at 2.2%; for 2021, there will be no rent increase as per the government of Ontario’s earlier announcement.
Under the previous management interest on your last month rent deposit was paid out every January. QRES has opted to extend your LMR interest to coincide with the date at which you signed your lease. (i.e. If your lease was signed on July 1st, then the LMR interest should be paid to you by cheque at the end of July OR deducted from your August rent.

The pharaoh ant is a small yellow or light brown, almost transparent ant notorious for being a major indoor nuisance pest.
Managing pharaoh ants is tough. In fact, the incorrect use of pesticides may prompt the insects to split off (budding) from existing colonies and begin new colonies in new locations rather than leave.
Pharaoh ant populations can grow rapidly, especially if they go unnoticed near kitchens and pantries. Residents should throw away infested food, as the pests can spread salmonellosis and dysentery.

Please be advised that noise will be ongoing for the time being due to renovations, repairs, balcony reconstruction work. Just be patient, this will end one day soon.
If you have issues with the functioning of the elevators, such as more than one being on service, multiple elevators being used by contractors, please report your complaint to management and please document and let the TA know. This too can be used as an issue in front of the Landlord and Tenant Board.

Although a tenant has the right to privacy, under the Residential Tenancies Act (RTA), a tenant is not allowed to change the locks without the consent of the landlord. However, a landlord who provides the tenant with the required written notice to enter, may change the locks as long as the tenant is provided with new keys.
If the tenant wants the locks changed because of safety and security concerns the tenant should write a letter to the landlord stating all their concerns. A practical solution may be to get permission to change the locks or to install an additional lock and provide the landlord with a key.
If the landlord changes the locks and does not provide the tenant with a key, the tenant can call the police to assist in gaining entrance to their home. If the problem continues, the tenant can also apply to the Landlord and Tenant Board for an order requiring the landlord to provide a key.
If you signed a lease with Soudan Management QRES is legally obligated to comply with the terms of that lease.
QRES has made FALSE statements to tenants who signed Soudan leases and have given QRES notices of termination of their leases.
The rental office will book a move out pre-inspection prior to your move, providing a list of items noted for correction or attention to avoid potential charge backs.
