Richard W. Dainard is a director and treasurer.

On December 17, 2020, Owner purchased 500 Duplex for $157,975,000. It gave a mortgage and an assignment of rents to First National Financial GP Corporation for $67,300,000.
The Application for Tenancy currently in use shows Q Residential LP, a limited partnership, as the agent (Agent) for the landlord.
Agent was registered May 15, 2009.
The partners of Agent are Q Residential Managing GP Inc. and QPM Trust. The signatory for both of these entities was John Atchison.
The address for the Agent and the 2 partners is the same as for the Owner.
The Application for Tenancy shows the landlord as Q RES VI DUPLEX LP INC. There is no such legally registered entity.
As we know, the decision making authority of onsite management is limited to minor day-to-day matters such as routine apartment maintenance. QRES has informed us that the persons responsible for other decisions, such as whether the balcony work proceeds and their email addresses are:

500 Duplex Avenue was sold to QRES as "offering significant intensification opportunity". Two scenarios were suggested in the marketing material.
The first scenario suggested an 8 storey mid-rise building combined with 9 back-to-back townhomes facing Roselawn Avenue plus 19 stacked townhomes facing Montgomery Avenue.
The second scenario suggested 30 stacked townhomes facing Duplex Avenue and Roselawn Avenue plus a 10 storey mid-rise building and 19 back-to-back townhomes facing Montgomery Avenue.
The Tenants' Association has no knowledge of any specific QRES plans or intentions. It will let you know of anything that comes to its attention.
QRES has given no indication that it will file for an Above Guidelines Rent Increase for work it claims are capital improvements. It is obvious it will file for a substantial Above Guidelines Rent increase.
Despite requests from the Tenants' Association QRES has "denied" requests to disclose reports indicating balcony work needs to be done.
the March 15 letter and other communications given to tenants are selective and self-serving. An example is the failure to mention the statement made by Mr. Murchison, VP, Property Standards that quiet rooms are part of QRES' standard practice where balcony work is done. There is no mention of quiet rooms in any of QRES' communications.
